Why did you choose to pursue a career in real estate?

I feel that, like my dad, I have a natural knack for sales. After working in property management, real estate seemed like an easy and smart transition from job to career. I mean, what a great opportunity to always meet new people, not be stuck to a desk, find awesome new places in my own backyard and help clients make their goals reality!

How have you adapted your marketing/business during the era of Coronavirus (COVID-19)?:

Previously I didn’t pay much attention to my own business social media, it just existed. In the first few months of being home, I decided to really ramp it up. Must have purse/car item?:

Lip gloss! Even with mask wearing, I cannot go without it.

What does a perfect day in Sonoma/Mendocino/SF County look like for you?:

A perfect day here is spent outside hiking local trails under the redwoods or sitting at the water in the sun.

What’s your favorite local restaurant?:

For a quick on the go meal I love The Bottle Shop Deli, but for a sit down experience I enjoy Patrona.

What are you most looking forward to in the New Year?:

I look forward to traveling again! Connecting with friends and family after the year we have had, and enjoying a much needed vacation.

5 Real Estate Digital Marketing Strategies To Boost Sales

A new house

Click the image above to go back to the W Disclosure Newsletter

As technology continues to define the everyday life of many individuals, realtors cannot afford to miss the numerous opportunities that come with it when marketing their businesses. According to a Zillow Group Consumer Housing Trends Report of 2018, 79 percent of buyers rely on online sources when looking for a home, and 63 percent of sellers use the same sources to market and sell a home.

With the coronavirus forcing businesses to shift to online models of interaction, the need to adopt virtual marketing for your real estate business cannot be overstated. In addition to making it easier to communicate with existing and prospective clients, you are sure to generate leads and increase sales.

Here are five strategies you can use for your real estate virtual marketing;

Develop a Social Media Marketing Strategy

Social media is undoubtedly an effective tool for reaching out to customers virtually. However, you need first to create a strategy that is sure to drives traffic to your websites and other platforms while allowing you to track engagement. A few tips you can utilize here include but are not limited to;

• Share new and existing listings

• Post infographics of market updates and neighborhood statistics

• Engage followers through videos

• Share testimonials from past clients

• Answer clients’ questions through blogs and other mediums

Begin by assessing the strategies you intend to use to ensure they align with your customers’ needs. This way, you are sure to engage better with your audience to increase conversions and ultimately, sales.

Host Virtual Tours

Virtual tours help to provide your clients with a better view of a home they intend to buy. In fact, research has shown that these tours can increase revenue by up to 49 percent, which makes them critical for your real estate marketing efforts. Essentially, virtual tours allow clients to experience a home and what it has to offer even before visiting it physically.

For your virtual tour to give the desired results, there are a few things you need to keep in mind; use real footage of the home as opposed to illustrations. Remember also to make the video interactive across all platforms, and equally important, make the tour 3D and user-friendly.

Develop an Email Campaign

An email nurture campaign is a valuable tool for reaching out to your leads and communicating with past and present clients. A study conducted by Smart Insight showed that the email open rate for real estate businesses is 27 percent and has a click-through rate of 3 percent. However, the rate can increase depending on the relevance of the information you provide to your clients and prospective customers.

Your email content can include market updates, a Q&A section to address your client’s questions, service reminders, and any other information you deem important for your virtual marketing strategy.

Create a User-Friendly Website

A website serves as a platform where clients can see and interact with what your real estate business deals in. With a professionally designed website, people can search for homes directly on the site and even contact you whenever they have a query. While here, remember that most customers do their research on their mobile phones and tablets. Therefore, make sure your website is responsive and optimized for mobile viewing.

Invest in Real Estate Advertising

Thanks to the internet, search engine marketing (SEM) has become easy yet so effective as a marketing tool: Various platforms, including Google, LinkedIn, Facebook, Twitter, and Instagram, allow you to sell your real estate business to a broad audience through models such as cost-per-click (CPC) and cost-per-mile (CPM). They also allow you to track inquiries to assess where your leads are mostly coming from. This, in turn, helps you to target the right audience to convert leads.

Summary

Evidently, virtual marketing is rapidly increasing as a means for communicating with clients and meeting their needs. To achieve the best results, agents must learn their audience and figure out how to optimize their online presence.

We’d like to introduce you to one of our 2021 Agents to Watch, Michael Laird! Read on to learn more about Michael, his passion for real estate, and his love for all things art!

Why did you choose to pursue a career in real estate?

I was working on staff at a real estate office helping agents. I originally learned the real estate business from that perspective. I like the interaction with clients and helping them find where they want to be. Finding the perfect home for people is like a treasure hunt. The flexibility in the work week also appealed to me.

How have you adapted your marketing/business during the era of Coronavirus (COVID-19)?:

One of my favorite activities in Real Estate is conducting open houses and meeting with clients face to face. COVID changed all of that. It is still very important to me to stay in contact so Zoom, phone calls, and virtual tours have become the norm.

What’s the best thing that happened to you this month?:

I had a very busy end of the year that has spread into this month. It has been amazing to work with so many clients and close the transactions that allow them to go on with their lives in new locations. The best thing that has happened this month is that it is a New Year.

Are you a morning or a night person?:

I get up early and take care of chores around the house and yard. I am usually ready to begin my day in Real Estate by 9 or 10 am. I enjoy a little down time in the evening and usually hit the bed around 10 pm. That is the perfect day however, Real Estate has a way to alter that sometimes.

What is one of the things you would put on your “bucket” list?:

I would like to do a little more traveling. I have interest in Pre Columbian America. It would be nice to visit a few early Native American sites in our country as well as in Central and South America. I would always like to keep filling the bucket with visits to Hawaii.

What is something you wish you could be good at?:

Creating interesting and fun yard sculptures.

What is something most people would never guess about you?:

I have been involved in Ceramic Art for over 30 years. I have just set up a studio at home to pursue that interest again.

Must have purse/car item?:

I almost hate to say it but, my phone. Just cannot get very far without it.

What does a perfect day in Sonoma/Mendocino/SF County look like for you?:

Sunny, about 75 degrees and still green from spring rain.

What’s your favorite local restaurant?:

Piacere in Cloverdale

What are you most looking forward to in the New Year?:

I very much wish for an end of the virus threat and also for a beginning of mutual respect and understanding among all of our citizens.

Agent to Watch – Tracey Cooper

We’d like to introduce you to one of our February 2021 Agents to Watch, Tracey Cooper! Keep reading to learn more about Tracey and how she combines her love of Wine Country with her passion for real estate, to create a one of a kind experience for each of her clients.

Why did you choose to pursue a career in real estate?

From a very early age, I knew I was passionate about real estate and every aspect of the home selling/buying process. Growing up, both my parents were very involved in our community. My Mom a local real estate agent and Father, a real estate attorney. Our home was always full of real estate discussions about homes, staging, investments , and I loved it. It was very intriguing to me and I could see the value my Mom would bring helping others, guiding them through one of the biggest investments of their lives. I was my Moms assistant for all of my high school and some college years. To me, owning a home is still the ultimate American dream. Helping my friends, family and my community achieve this dream brings me joy and I cannot imagine doing anything else.

How have you adapted your marketing/business during the era of Coronavirus (COVID-19)?:

For my business Covid-19 was the year I learned new skills, new ways to accomplish old tasks that became mundane. I love people and being with people so Covid-19 made that difficult for me at the beginning. I’ve learned that we all have many things in common. Sharing these commonalities during this time has been important. I have been so grateful for the opportunities to connect in new way or (old forgotten ways) Writing personal letters everyday, daily phone calls to friends/clients and of course my loved ones. Front yard fun in my neighborhood, Zooms and FaceTime with clients/friends. It’s been pretty amazing and fun.

What’s the best thing that happened to you this month?:

The last month of 2020 and this first month of 2021, I have helped three families achieve their dreams of home ownership. It’s an exciting day when I can deliver keys to them for their new home. It’s a celebration !

Are you a morning or a night person?:

Ha… I am no doubt a morning person. Those sunrises! In fact, I can be found starting my work day about 6am for a couple hours, then off to a cycle or pilates class mid morning then back to the office or showing property. Mornings are magical. It’s quiet, cool, calm, peaceful and I get so much accomplished. Sunsets are pretty awesome too. Like two beautiful bookends to a great day.

What is one of the things you would put on your “bucket” list?:

My bucket list is all about seeing our world with my loved ones. Experiences and all involve the outdoors. I am not much into personal material possessions. I’ve traveled all over the world but still have so much to see. My next bucket list travel spot isn’t far. I’d love to see and hike Lake Louise in Canada. It’s breathtaking! I’ll keep you all posted.

What is something you wish you could be good at?:

Sometimes I wish I were better at learning to accept change. There’s been so much change for all of us the last 11 months in every aspect of our lives, home, work, school, etc. I’ve learned the one thing I can count on is that there will always be change in my (our) lives. It will happen, we can’t avoid it. It won’t always be easy but change happens for a reason. I’m learning to be better or good at being OK with it. Taking away some positives. These past 11 months have taught me so much about gratitude.

What is something most people would never guess about you?:

One thing most people don’t know about me is that I was a competitive figure skater growing up. I traveled all over the country with my family for my performances. Skating was my life every morning before and after school for hours everyday. I will never ever forget the feeling standing at the side of the ice rink ready for them to call my name to go on to the ice and for my music to begin.

Must have purse/car item?:

I am a big foodie… Food is important to me so I always , always have healthy go to snacks and water in my car and purse for me or those in my car. Sometimes I’m out at a country property inspections etc. and having a small snack is super important . I just feel so much better when I’m not hungry and thinking about food. So before I leave for my workday , I always pack a cold bag .

What does a perfect day in Sonoma/Mendocino/SF County look like for you?:

My perfect Sonoma county day is starting with one of my favorite wine country or Sonoma coast hikes. I love the Duncan Mills hike. When we get to the top we can see the coast. Then grabbing a local coffee in Duncan Mills and heading north along the coast to Timber Cove for lunch or dinner . It’s spectacular! It’s my go-to day for friends and family when they visit.

What’s your favorite local restaurant?:

I’m all about experiences. I love wine country life. So my family always ventures out to find fresh and local fare. We enjoy supporting all our Sonoma county restaurants as often as we can.

What are you most looking forward to in the New Year?:

I’m excited for the New Year and I’m thankful for 2020 all the same. If there is one thing I have learned from 2020 is what success really looks like. I want to continue these thoughts and ideas into 2021. Success is different for everyone, but for me it’s about accepting the challenge of change. Success is to accept my flaws and accept those that are different and believe something different. Success is about loving my inner self and being confident in this new journey I am living. Success is about loving what I do with those I hold dear and close to me. 2021 is going to be about the capability of cultivating my passions and dreams , growing and learning. We can all do it, whatever that might be. Cheers to 2021!

Click the image above to go back to The W Disclosure Newsletter.

We are so excited to introduce our February Agent of the Month, Michael Langhals! He combines his love for Sonoma County with his determination to find his clients their own Wine Country dream home, and he makes a point of going above and beyond every time. Read on to learn more about Michael!

To what do you attribute your success?

The relationships I create with my clients. I really try to put myself in their shoes for every transaction.

What’s the biggest mistake you’ve made in your business or the single best thing you’ve ever done for your business?:

The biggest mistake I have made, is assuming that all parties have the same goal , when a lot of times they don’t.

The best thing that I have done and always do, is put my clients interests’ before anything else.

How do you balance giving personal attention to your clients while still trying to automate your business?:

The only things that should be automated are property searches, and market sale reports. If you rely on automation, you will lose clients. I am all about the personal text, email, call or message.

How have you adapted your marketing/business during the era of Coronavirus (COVID-19)?:

More online marketing for listings, and going above and beyond to accommodate buyer showings. Doing Facetime walk throughs, zoom walk throughs, texting videos of houses they want to see.

What is a unique aspect of the Sonoma/Mendocino/SF County Residential Real Estate market?:

The unique aspect is that you can sell a $5million dollar property one day and sell a $100k property the next day.

If you could only do one thing differently when you first started your business what would it be?:

I would have hired a business coach first year.

If a work-life balance is important to you how can you tell if you’re getting it right?:

I think balance is always important. Doing it right is different for each person. For me personally, it’s making enough time to service my clients, while going on trips with my family and making it so that when I am having family time or work time, I am 100% committed to that time.

What was the best vacation you ever had?:

Everyday is a vacation when you live in Sonoma County. Besides that, I had a great time in Serbia, where me and my wife saw one of our oldest friends get married.

If you had one piece of advice to someone just starting out in real estate, what would it be?:

Find a mentor and just ask them for advice. Hire a coach, and dial in your systems. Real estate is stressful, make sure and remind yourself to have fun.

What are you looking forward to most in the New Year?:

For everyone being able to go back to work, and for our community to open back up while being safe.

Agent of the Month January 4, 2021

Agent of the Month – Yen Chesley

Click the image above to go back to The W Disclosure Newsletter.

We are so excited to introduce our very first Agent of the Month of 2021, Yen Chesley! She combines her passion for real estate with her love of her clients and of Sonoma County, to create a one of a kind experience that you can only find when you have the opportunity to work one on one with her. Keep reading to learn more about Yen!

To what do you attribute your success?

Over the years I have created lasting relationships with clients who have been incredibly helpful in regards to sharing my name and referring their family and friends.  Every transaction, whether it’s a grand estate or a fixer upper, my clients get treated the same. I am a firm believer in treating others how I wanted to be treated.

What’s the biggest mistake you’ve made in your business or the single best thing you’ve ever done for your business?:

I think the best thing that I am able to do for my business is to get involved in my community and doing whatever I can to give back.

How do you balance giving personal attention to your clients while still trying to automate your business?:

I am the first to admit, I will always have room to improve in organizing my business. But that makes me even more  thankful for an amazing staff, from effective marketing to the best transactional support. My goal is that my clients feel like they are my first priority. Whether I have one escrow going or ten, I always want the people who have graciously chosen me to work for them, to feel they are my number one client.

How have you adapted your marketing/business during the era of Coronavirus (COVID-19)?:

Wow, COVID has been a real challenge.  It has been a lot of juggling, making adjustments, having patience, being considerate, and obviously using consistent precautions to keep myself and my clients safe. Being able to adapt is a key to being successful, especially right now.

What is a unique aspect of the Sonoma/Mendocino/SF County Residential Real Estate market?:

One of the things I love most about the Sonoma County real estate market is the diversity of the clients we work with.. Growing up in Healdsburg, I have been grateful to help long time friends and families stay in a town that has changed so much over the years.  We also have the other group which are people that are new to town. Those who come to visit and fall in love.  I love showing them what Sonoma County has to offer.  We are very lucky to live in such a beautiful place.

If you could only do one thing differently when you first started your business what would it be?:

My goal this year in real estate is to work smarter and improve my systems.  I feel that I do well with the personal side of things, but the organizational side is something I’m going to focus on.  I’ve realized that to grow and be more efficient, I can leverage the help of an assistant with the day to day and become more productive.

If a work-life balance is important to you how can you tell if you’re getting it right?:

Work life balance is very important to me. It has always been a constant work in progress. As a Mom with an elementary school age daughter, I am thankful to have a family that is always willing to help out when needed. With COVID and my new job as a home school teacher, it is important to balance the work load. We are tasked with finding new ways to help our clients adjust to this changing market. My daughter’s education has to come first, but I also need to find a way to keep my clients feeling like I am always there for them too.  A lot of zoom meetings, working early mornings and late nights to make sure it is all taken care of.

What was the best vacation you ever had?:

My favorite vacation.. hmmm there have been a few…. But most recently, my daughter Savannah and I went to England to visit my oldest son, Martin and his wife, Olivia.  He is in the USAF and has been stationed over there for almost 2 years now.  We had the best time!  No agenda, just visiting new places, eating great food, and spending quality time with family.  I can’t wait to be able to go back with the rest of the family.

If you had one piece of advice to someone just starting out in real estate, what would it be?:

Create relationships.  These are not just transactions.  Quality is better than quantity in my opinion. My clients usually become my friends and some are like family. We help them with one of the most important decisions of their lives.  Remember that it can be an emotional transaction. It’s our job to be there to support them how ever they need. I honestly feel that we as Realtors should have to buy or sell a home every so often, so we remember the stresses of making these decisions.

What are you looking forward to most in the New Year?:

Hoping to get COVID behind us, so that families and businesses can get back to life as usual. It has been a tough year for so many. It will be really nice to be able to see peoples smiles again without the masks, give hugs, and shake hands. Until then we will continue doing what we have to do to get where we need to go!

I am a huge foodie & wino! I’d say a perfect day for me is wine tasting tours and visiting local restaurants.

What’s your favorite local restaurant?:

I have way too many, but just to name a few: Sea Thai Bistro, Osake, Willi’s and Sazón.

What are you most looking forward to in the New Year?:

I’m looking forward to a new chapter. The ability to return back to some sort of normalcy so that I can continue to help people achieve their dreams of becoming homeowners.
